Live Here · Outdoor

The outdoor stuff that keeps people here.

14,115-foot mountain. 300+ sunny days. Bike trails that connect directly into your neighborhood. World-class hiking, climbing, fly fishing, and skiing — all within 90 minutes. The Springs is one of the best outdoor towns in the country, and most people who move here never look back.

What's actually here.

Hiking

Garden of the Gods · Pikes Peak · Cheyenne Canyon

From easy paved loops (Garden of the Gods) to summit-level challenges (Manitou Incline, Barr Trail to Pikes Peak summit). Most trails are 10-20 minutes from anywhere in town.

Mountain biking

Palmer Park · Cheyenne Mountain · Section 16

Singletrack within city limits. Cheyenne Mountain has 20+ miles of trail. Section 16 connects to the Front Range network. Plus Captain Jack's loop if you want serious altitude.

Climbing

Garden of the Gods · Shelf Road · Red Rock Canyon

Trad, sport, and bouldering — all within an hour. Shelf Road (Cañon City) is one of the top winter climbing destinations in the country. Year-round access.

Fly fishing

Eleven Mile · South Platte · Tarryall

Gold Medal waters within 90 minutes. The South Platte is one of the most fished tailwaters in Colorado for a reason. Tarryall Creek if you want to escape crowds.

Skiing

Monarch · Breckenridge · Copper · Keystone

Monarch is the local secret — 90 minutes, no crowds, real terrain. The I-70 resorts add another hour but the skiing is world-class. Ski-out from a CO Springs base is realistic.

Open space + parks

Bear Creek · Palmer Park · Ute Valley

City-managed open spaces all over town. Bear Creek and Palmer Park are local favorites. Ute Valley feels like backcountry but it's in the middle of the city. Free, year-round, no permits.

Local insider take

What new residents miss the first year.

Stuff to actually try

  • Manitou Incline at sunrise — 2,011-foot vertical in 0.88 miles, brutal but legendary
  • Sand dunes (Great Sand Dunes National Park) — 2.5 hours, completely surreal
  • Royal Gorge — go for the railroad, not the bridge
  • Cripple Creek + Victor — historic mining towns, day trip
  • Mt. Cutler trail with kids — quick, dramatic views

Stuff to know about

  • Altitude takes 2-3 weeks to adjust — pace yourself the first month
  • Lightning kills people every year on Pikes Peak — be off the summit by noon in summer
  • Wildlife is real — bears in Cascade, mountain lions in foothills, elk on Pikes Peak
  • Trail closure for breeding season (spring) — check OpenSpace.coloradosprings.gov before driving out
  • Camping permits sell out 6 months ahead for state parks in summer

Ready to live where you play?

Let's match you to the right neighborhood.

If outdoor access is a priority, neighborhood matters more than people realize. Some areas put you 5 minutes from trails, others 25. I'll show you the difference.
