These Terms of Service ("Terms") govern your use of explorecosprings.com (the "Site"), operated by David Carter, REALTOR® and Managing Broker, doing business as David Carter Realtor and operating under Call It Closed International Realty (Colorado branch). By using the Site, you agree to these Terms.

1. Brokerage Disclosure

David Carter is a licensed Colorado real estate broker (License #100069244) and Managing Broker for the Colorado branch of Call It Closed International Realty. Any real estate brokerage services described on this Site are provided through that brokerage. Until a written agency agreement is signed, all communications are treated as customer-level service, not client-level representation, under Colorado real estate law.

2. Site Use & License

We grant you a limited, non-exclusive, non-transferable license to use the Site for personal, non-commercial purposes. You may not copy, scrape, redistribute, or use the Site or its content (including IDX listing data) for any commercial purpose without our express written permission.

3. IDX & Listing Information

Property data displayed on the Site is sourced from the Pikes Peak MLS via IDX and is provided "AS IS" for the personal, non-commercial use of consumers identifying real estate of interest. Information is deemed reliable but is not guaranteed accurate and is subject to change without notice. Listing brokers other than ours own the rights to their listings and content.

4. No Professional Advice

Content on the Site — including blog posts, market commentary, valuation estimates, mortgage calculators, and community pages — is general information, not legal, tax, financial, or investment advice. Property valuation tools are estimates only and not a formal appraisal or comparative market analysis. Talk to a qualified professional before making decisions based on this content.

9. Limitation of Liability

To the maximum extent permitted by law, we are not liable for indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of the Site or its content. Our total liability arising out of these Terms or your use of the Site will not exceed one hundred U.S. dollars ($100).

10. Governing Law & Disputes

These Terms are governed by the laws of the State of Colorado, without regard to conflict-of-law principles. Any dispute will be resolved exclusively in the state or federal courts located in El Paso County, Colorado. Real estate transactions are additionally governed by Colorado Real Estate Commission rules and any signed brokerage or transaction agreements.

11. Changes

We may update these Terms from time to time. Material changes will be reflected by an updated "Last updated" date at the top of this page. Continued use of the Site after changes constitutes acceptance of the revised Terms.
